## Pressure Washing explained
The quickest visible improvement most properties can buy. We lift algae, moss and years of grey off patios, driveways, paths and decking, then re-sand jointing where it is needed.

### What pressure washing covers
Controlled cleaning of external hard surfaces: patios, block-paved and concrete driveways, paths, steps, decking, walls and hard standing. On block paving and jointed stone the job does not end at the washing: the kiln-dried sand or jointing washed out during cleaning is replaced, which is what holds the surface stable afterwards.

### Who it is for
Homeowners whose paving has drifted from buff to green-grey over several winters. Anyone preparing a property for sale, letting or photography, where the drive and frontage carry most of the first impression. Owners of shaded, north-facing or tree-covered gardens where algae returns quickly. And commercial premises where wet, mossy footpaths are a slip liability.

### When it is needed
When paving is slippery underfoot after rain. When moss has colonised the joints and is lifting blocks. When black spot and algae have spread across a patio you no longer use. Spring and autumn are the natural windows: spring to clear the winter's growth, autumn to remove it before wet, dark months make surfaces genuinely dangerous.

### Why professional cleaning matters
A domestic washer with a pencil jet in the wrong hands strips the surface off sandstone, cuts lines into concrete, blasts out jointing sand and drives water under slabs. Pressure, nozzle and distance have to be matched to the material, and the resulting slurry has to be directed away from planting, gullies and drains rather than pushed into them. Done correctly, cleaning restores the surface; done badly, it takes years off it.

## The cost of waiting is rarely the cost you expect

### Algae-covered paving becomes a slip hazard
Wet algae on smooth paving is genuinely slippery, and it is worst exactly where people walk most: steps, thresholds and shaded paths. On a commercial or rental property that is a liability question, not a cosmetic one.

### Moss in joints lifts and destabilises the surface
Moss and weed roots widen joints, hold water and push blocks out of line. Water then gets beneath, the sub-base washes and the surface starts to rut and rock: repair work that costs many times the price of a clean and re-sand.

### Organic growth stains permanently if left
Lichen and black spot bond into porous stone over time. Cleaned within a reasonable cycle they lift; left for many years they can become part of the surface's appearance, and no amount of pressure will get it fully back.

### Common mistakes we are called in to correct

- Using maximum pressure on soft sandstone or old concrete, which erodes the surface and leaves permanent lines
- Washing block paving and never replacing the kiln-dried sand, leaving the joints open and the blocks loose
- Pushing slurry straight into drains and gullies until they block
- Cleaning without protecting adjacent planting, render, timber and gravel from the run-off
- Cleaning a patio that has actually failed structurally, when the real fault is the sub-base beneath it

How the work runs

## Our process
Step 1

### Surface assessment
We identify the material, check its condition, look for loose or already-damaged units and agree what a realistic finished result looks like on that surface.

Step 2

### Preparation and protection
Loose debris cleared, moss scraped from joints, and planting, drains, timber and adjacent finishes protected before any water is turned on.

Step 3

### Controlled cleaning
Pressure, nozzle and working distance are matched to the material: rotary flat-surface cleaning on large areas for an even finish, lances for edges and detail.

Step 4

### Treatment where required
Where moss, algae or black spot is heavy, a treatment is applied so growth is killed rather than simply blown off and left to return within weeks.

Step 5

### Rinse and re-jointing
The surface is rinsed down, allowed to dry sufficiently, and kiln-dried sand is brushed and vibrated back into block-paved joints.

Step 6

### Final check
Run-off cleared, surrounding areas washed down, and the finished surface walked with you before we leave.

### Surfaces we clean
Each material has its own tolerance, and the method changes accordingly.

- Indian sandstone and limestone patios: moderate pressure, rotary cleaning for even colour
- Porcelain paving: low pressure; the finish is dense and needs very little
- Block-paved driveways: clean, then full kiln-dried sand replacement
- Concrete and imprinted concrete drives: even passes to avoid banding and lines
- Paths, steps and thresholds: detailed lance work where slips actually happen
- Timber decking: low pressure along the grain to avoid furring the boards
- Walls, brickwork and hard standing: assessed individually for pointing condition

### Methods and equipment
Most large areas are cleaned with a rotary flat-surface cleaner. It holds a consistent distance from the surface and delivers an even finish, which is why professionally cleaned paving does not show the striping and zebra lines a hand-held lance leaves. Lances are used for edges, steps, detail and vertical work. Where growth is well established, a treatment is applied so the organism is killed at the root rather than the surface being blown clean and recolonised within weeks. Water use, run-off direction and drainage protection are planned before starting, particularly on sloping sites where slurry naturally heads for a gully.

### Aftercare and sealing
How long a clean lasts depends on aspect, tree cover and drainage. A sunny, open, well-drained terrace can stay clean for a couple of years; a shaded, north-facing patio under a canopy will green up faster. Keeping leaves off through autumn and clearing joints makes a real difference. Sealing porous stone after cleaning slows re-soiling and makes future cleans easier, but it must go onto a properly dry surface: if you want it, tell us at quote stage so the visit can be planned around drying time.

### When cleaning is not the answer
Cleaning restores appearance; it does not fix structure. Where blocks are rutted from vehicle loading, slabs are rocking, or a patio has dropped and now falls towards the house, the fault is in the sub-base and washing will only make that clearer. We will tell you at the quote stage if that is what we are looking at, and can price the relaying work instead of selling you a clean that will not solve anything.

### Residential and commercial cleaning
Domestic work is about appearance and safety around the home, and is generally a single visit. Commercial sites, forecourts, car parks, communal paths and entrances, tend to run on a cycle, are scheduled around opening hours, and are driven by slip risk as much as looks. We carry insurance appropriate for both.

How much does pressure washing cost?It is priced on area, surface type, how heavy the growth is, and whether block paving needs re-sanding afterwards. A free quote after seeing the surface avoids the guesswork, and it costs nothing to ask.

How long does it take?Most domestic patios and driveways are completed within a day. Large or badly overgrown areas, or jobs that include treatment and re-sanding, can run into a second day.

Will pressure washing damage my paving?Not when the pressure, nozzle and distance are matched to the material. Damage comes from using maximum pressure on soft stone or old concrete, which is exactly what we avoid.

Do you replace the sand in block paving?Yes. Cleaning washes jointing sand out, and leaving it out lets blocks move. Kiln-dried sand is brushed back in as part of the job.

How long will the surface stay clean?It depends on aspect, tree cover and drainage. Open, sunny areas stay clean much longer than shaded, north-facing ones. Clearing leaves through autumn extends it noticeably.

Can you get rid of black spot and lichen?Those bond into porous stone and often need a treatment as well as washing. Long-established staining may improve substantially rather than disappear entirely, and we will be straight with you about that before starting.

Will you protect my plants and drains?Yes. Planting, timber, render and drainage are protected and run-off is directed away from gullies before we start.

Do you need to use my water and power?We will discuss supply at the quote visit and confirm what is needed on the day, so nothing is assumed when we arrive.

Can you seal the patio afterwards?Sealing needs a properly dry surface, so it is planned as part of the visit rather than added at the end. Mention it when you enquire and we will build in the drying time.
